TENANTS

We are committed to always being approachable and available whenever you need us, and we endeavor to complete any maintenance in record time. We aim to maintain all the properties we manage to a high standard to offer you as the tenant a comfortable living environment.

We have various types of properties on our books from villas on The Terrace, to apartment blocks in central Wellington close to the universities.

MAINTENANCE

We have a qualified and licensed builder on staff who has his own building company specialising in small scale renovations and upgrades, and repair and maintenance work.

Over the years we have established a team of other trades people that are trusted and work to a very high standard. We believe that many other property managers pass on un-necessary costs to owners (e.g. calling an electrician when the tenants have blown a fuse), which is why we like to investigate all problems ourselves before calling other trades-people to complete repairs.

All our current clients have noticed a big reduction in maintenance costs since their properties have been managed by us at Total Property Solutions.

A Personal And High Quality Service

We cap the total number of properties we manage to enable us to remain available to our tenants and owners and to maintain high service standards

On-Staff Builder/Handyman

We have a builder/ handyman on staff to reduce the need for other trade call-outs and minimise costs

7.5% Management Fee

We only charge a 7.5% management fee (+GST) on rent received. You pay nothing if the property is empty.

Small Project Management Fee On External Trades

We only charge 4% (+GST) on invoices from other Trades. We will manage appointment times, access with tenants, in most cases meet the Trades at the property and arrange payment of the invoice.
No fee is charged on invoices from our staff builder.

OWNERS

We believe the key to excellent property management is looking after our tenants. We do this by making sure that all the properties we manage are in tip-top condition and any repairs are completed as soon as possible (we aim for the next day). Happy tenants who feel respected, pay their rent on time and look after their surroundings.

We can offer you as the property owner a quality personal service, we have a cap on the number of properties we manage in order to maintain that service level.

ABOUT US

We are a family team: Helen: the primary contact for all owners and tenants. She runs the office doing the paperwork, organising repairs and maintenance, completes inspections, tracks rent payments, creates owner rent statements and makes payments. And Langi: the licensed builder makes sure maintenance is completed in record time. He enjoys the variety and challenge that maintenance and small renovation work offer.

We have rental properties of our own and were inspired to start our own business following poor experiences with property managers who were spread too thin. They were managing too many properties and our tenants and properties suffered. We love the contact with our tenants and property owners and are always looking for ways to improve our service.
